Answers to commonly asked questions from the experts on Thumbtack.
How many years does a hot water heater last?
Hot water heaters tend to last between 10 and 12 years. Like any mechanical machine, hot water heaters contain moving parts, high temperatures and pressures, and metals and other materials that fail. They won’t last forever. If you begin to hear telltale signs of failure like whining, knocking, creaking, or banging, your water heater is most likely on its way out and needs to be replaced.
What are the signs your hot water heater is going out?
Listen for sounds like rattling, clanking, whining, creaking or knocking. These indicate some mechanical stress or fault occurring inside the water heater. Because water heaters tend to last between 10 and 12 years, it’s wise to preemptively replace the unit if it’s old and begins showing signs of trouble. Other signs include leaking, no hot water and discolored water.

They didn't charge me a service fee just to look at the issue and were transparent about their pricing. Unlike other companies, they were willing to repair the issue rather than just replacing my hot waterheater.

Avoidable Expense and Unnecessary Work
I recently had a very negative experience with Mighty Plumbing and Heating. Their technician assessed my waterheater as having a faulty pressure switch and quoted me $300 for a replacement. However, after taking my payment, they claimed the part was unavailable and suggested replacing the entire waterheater.
Suspicious of their tactics, I sought a second opinion from a certified technician. The certified technician quickly identified the issue as a clogged exhaust pipe, which was causing the pressure switch to trip. A simple cleaning of the exhaust pipe resolved the problem without the need for any costly repairs.
I was extremely disappointed with the unprofessionalism and dishonesty displayed by Mighty Plumbing and Heating. Their actions not only wasted my time and money but also caused unnecessary stress. I would strongly advise others to avoid this company and seek out reputable and trustworthy service providers.

On Sunday, our hot waterheater started leaking. With Thanksgiving company on their way and a snowstorm rolling in, needless to say we were desperate to get our hot water back as quickly as possible. Another plumber came out Monday, diagnosed the problem, and quoted us an outrageous price for the repair. I began calling other companies, but given the snowstorm, was finding it difficult to found someone who could come out right away. Tuesday morning I called Corey at Northern Colorado Residential and my mind was immediately set at ease. Their Thumbtack reviews did not lie - these guys are straight shooters, honest, efficient, and a breeze to deal with. Corey and his team came out despite the snow and fixed our waterheater for a little over half of what the other guys wanted to charge us. He was also educational - he walked my husband through what he was doing so that if this happens again in the future, we now know how to fix it ourselves. All on short notice, and all for a reasonable price. We are so relieved and thankful to have this problem solved just in time for the holiday. Thank you Corey!!

DEMAND A DETAILED INVOICE BEFORE HIRING!!!! Don't take advantage of customers, and over charge people, not provide the permitting and code inspections promised, then refuse a customer a detailed invoice.
In October of 2024 I requested Flatirons Plumbing come out to assess why my waterheater was throwing the breaker in my electric box. Dustin, the technician, provided a quote, stating that it included permitting and bringing the electrical and plumbing up to code when I explained to him the owners before me that installed it, likely did not get any type of permitting or do anything by building standards or codes. I instead chose the repair option. Dustin said he was unable to repair it because he could not drain the old unit. When the unit became inoperable in November of 2024, I asked Flatirons for a replacement, speaking to Dianna in the office, who I inquired about the permitting and inspection Dustin explained during his initial assessment and follow up visit to repair in October. She said they will take care of all of it and scheduled the appointment to replace my old unit with a comparable heat pump waterheater. They were and still are unable to provide proof of the inspection promised, or any permitting they said they would obtain. When I learned that the price of $7,589.24, was over $4,000 more than other licensed plumber charge, I asked them for a detailed invoice, as their website states they provide, and they refused me multiple times. They will not provide me a detailed invoice, proof a permit was pulled, or that it passed inspection, which was very important to me and promised to me by Dustin, which is why I chose Flatirons. They will not refund me the appropriate amount, or provide me a detailed invoice to justify why they over charged me. I have 2 contractors that show they pulled permits, and installed the exact same unit into other SFR for $3-3,200. Which would mean that Flatirons is charging labor at a rate of $2,294.62 per hour, as the one technician was only here for 2 hours. He was also able to drain the water, I was told was impossible to drain for the repair option, forcing me to replace the unit. One other technician came over for 10 minutes to help him carry it up the stairs and out to his truck. Flatirons Plumbing Inc needs to be held accountable for taking advantage of desperate people, not keeping their promises, not providing proof the work was permitted or up to code, and refusing a customers multiple requests for a detailed invoice.
