Mike W. says, "We engaged with Edri construction to perform a full model of our small kitchen in a 1925 San Francisco Fourplex. I would consider this a challenging project as we had limited space to work with and wanted to build in more counter/cabinet space while also adding in a washer,/dryer, dishwasher and replacing other appliances. This required all new electrical and plumbing. The team was unfazed by the scope and was ready to start following week. From the outset, the process was highly organized making decisions simple and hands-off as possible for us. They immediately sought out all required permits while keeping us informed on the important details only and handling all the permitting minutia themselves David and his team completed every aspect of the job with pride and precision. The team were true masters in their trades and completed all parts of the job from plumbing electrical drywall appliance installation tiling – everything from start to finish. They were also friendly and took extreme care to protect all common areas. The kitchen came out great with any instance where we had a follow up adjustment, they always took the time to fix it until we were happy. Communication was outstanding. On top of everything else, each interaction with this company was an absolute pleasure. Everyone who worked on our kitchen obviously took tremendous pride in their work from demolition to completion. We Would highly recommend Edri Constucion for a top-knotch kitchen remodel."See more

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What type of roof is best for San Francisco weather?

Asphalt shingles, slate, clay, metal and terracotta are a few roofing materials you might see on homes in San Francisco and throughout California.

Because it is impervious to moisture and fire, slate is a long-lasting roof in the alternatively moist and parched climate of the Bay Area. Clay tile is also popular for the same reasons, though it requires more frequent cleaning.

Asphalt shingles are a good choice for homeowners on a budget, as they provide good weather protection. But keep in mind they last only 20 years, while metal, slate, concrete and clay can last 50 years to a lifetime.

When is the best time to install or replace a roof in San Francisco?

San Francisco’s weather largely dictates when to get a new roof. The temperature in fall and winter can be ideal in the Bay Area’s mild climate. Fall and winter are also off-peak seasons because most people do roofing replacements in spring and summer. This means homeowners may get lower prices during these times.

Does adding a new roof increase home values in San Francisco?

Installing a new roof on your San Francisco home may boost its value and curb appeal. The Remodeling Impact report found that new roofing has the highest percentage (107%) of cost recovered compared to other exterior projects, such as adding new garage doors, front doors and more.

Furthermore, the study found that nearly 40% of realtors suggested that home sellers should get new roofing before attempting to sell, and 33% said this project actually helped close a sale.

How much does a metal roof cost?

On average, replacing your roof with a metal roof will cost between $4,400 and $8,750. The actual cost you pay will depend on the roof’s size, the type of metal, the pitch of the roof and more. If the subroofing requires repair, the roofer will need to perform those repairs before overlaying the metal sheeting.

Where you live also has a significant effect on metal roof costs. To find out how much it will cost to install a metal roof on your house, get cost estimates from roofers near you.

How long does a metal roof last?

A metal roof is one of the longest-lasting and lowest-maintenance roofing choices available. You can expect it to last between 40 and 80 years. The actual number will vary depending on the climate you live in, which has a dramatic impact on the condition of your roof. Your level of maintenance also affects the longevity of your roofing surface — keeping it clean and free of debris extends its lifetime. Read our guide on how to maintain your roof for more tips.

What are the advantages and disadvantages of a metal roof?

Metal roofs are beautiful, durable, energy-efficient and long-lasting. They can also be significantly more expensive than asphalt shingles — particularly when installing a standing seam metal roof. But because they can last 40-80 years and potentially lower energy costs, they can be worth the investment.

How do you choose a metal roof color?

Choose the color of your metal roof based on your house’s aesthetics and the overall look you want. The color of your siding, window shutters, windows, surrounding landscape and even the roof on your neighbor’s house may all affect your decision.

Metal roofs will hold their color for many years. Whether you choose a “natural” galvanized roof or go with a red, blue, green or other colors, it will give your house a unique look for years to come.

What is a standing seam metal roof?

A standing seam metal roof is a durable, watertight roofing design that features long metal panels running from the ridge to the eave of your house. The metal panels have “seams” or ridges that run from top to bottom with a wide flat area between them.

If you’re interested in installing a standing seam metal roof, start requesting price estimates from local roofers.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.
