Brian Jasinski says, "Update: Owner reached out to me and apologized for my uncustomary experience. He made an offer to make things right, to which I excepted. He was sincere and professional with our phone call. Its nice to see management that actually cares about its customers.BQ basement & concrete, a Groundworks Company, installed a French drain basement gutter, and sump pump in my finished basement due to a foundation leak. Part of the contract was for them to open the wall if it was suspected that water was coming from the wall, and not the floor. When the crew finished, they asked that I pay the full price by approving the loan payout, & I said no. I had to contact the company to take off the fee to open the wall & apply sealant because that wasnt done. Contract stated if there is a vertical crack, they would remove small amount of drywall and apply seal. If none detected it would come off the site work. It was obvious though that the water was coming from the wall because of the water stains coming down the wall. Next big rain fall still got water coming down the wall & ponding on the floor next to the drain. Contacted the company to come out. They agreed it was coming from the wall & would remove wall & seal for $1525, when it was much less in the contract to just do the portion that was leaking from. The crew that did the work left their trash on the furniture in my basement. Did a HORRIBLE job containing the dust. Took 2 days to clean up after them. Theres two windows in the basement & they didnt think to open even the one above where they were working! The head crewman didnt explain anything about the sump pump or backup battery. When they were done, it was like they were in a rush to leave. I had to stop them from leaving my driveway because the sump pump alarm had been going off the entire time. The guy told me it was because they tripped the breaker, but never decided to correct it. So I went and did it myself."See more

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How much does a concrete patio cost?

On average, a concrete patio costs about $2,500-$7,000. The cost to install a concrete patio will vary depending on the size, the finish, whether you want it stamped and many other factors. That’s why you should always get a few cost estimates from professionals when planning this project.

How do you clean a concrete patio?

Use a hose and liquid dish soap to scrub and wash away dirt from your concrete patio. You can also use a pressure washer (just make sure you know how to use it). You can also hire a professional patio cleaner or pressure washing service to help you maintain your patio.

How do you paint a concrete patio?

To paint a concrete patio or porch, decide what type of paint you should use. For example, you might want to consider epoxy-based paint for stain resistance and durability. Then, you’ll need to clean and prep the area, fix any cracks and holes, apply a primer and apply two coats of paint.

To ensure the job is done correctly, hire a concrete painter near you.

How do you fix cracks in a concrete patio?

To fix the crack and holes in your concrete patio, you can apply a concrete repair mix or concrete crack filler. However, for more severe cracks, consider hiring a concrete repair contractor. They have the skills and experience to fill your cracks and holes, ensuring your concrete patio will last as long as possible.

How do you stain a concrete patio?

Hire a concrete staining contractor for this project. These professionals will clean your concrete patio, repair any cracks, and apply the stain and sealer for you.

How thick should a concrete patio be?

Generally, a concrete patio is 4-8 inches thick. Your concrete contractor or patio builder should be able to determine how thick your patio should be.

How much does it cost to build a deck?

What is the best sealer to use on concrete?

Because unsealed concrete is porous, it readily absorbs liquids, leading to unsightly stains and freeze-and-thaw cycle damage. For this reason, it’s important to seal concrete that will see spills or outdoor weather.

The best option for garage floors and other high-traffic areas is epoxy, which forms a hard and extremely durable surface on top of concrete. Epoxy, acrylic, and polishes are often used on indoor floors, while acrylic-resin sealers and reactive penetrating sealers are used on outdoor surfaces to repel water and salt. Locate a concrete contractor in your area to help find the best solution.

What do paving contractors do?

Paving contractors can be hired to install a concrete or asphalt driveway at your home, office or property. They can also repave an asphalt or concrete driveway that has been damaged by time, weather or heavy loads. When you are looking for a driveway contractor, request quotes from at least three professionals who are in good standing and have great customer reviews. They should do a site visit and write you a bid, detailing the work involved, materials needed, approximate length of the project and estimated cost.

The site for your new driveway will determine costs and the work required for your contractor. First, the ground must be excavated to lay a clear path. This means removing any trees, bushes and stumps. Next, the driveway contractor will grade the area, making a level surface for the concrete or asphalt. To ensure proper drainage, driveway contractors should install a sub-base of compacted gravel (or similar) 4 inches-8 inches deep, depending on your soil type. Then the concrete or asphalt may be poured and smoothed over the top. Your driveway contractor should recommend an appropriate sealant for your climate and advise you on curing time. Does a deck increase home value?

A back deck may (or may not) increase your home’s value or attract potential buyers if you’re looking to sell. According to the Remodeling Impact Report: Outdoor Features, a new wood deck with an estimated construction cost of $10,000 recovered $8,000 for the overall recovery of 80%. Still, 9% of realtors suggested that home sellers should add a new wood deck before putting their home on the market, and 4% said this project has helped closed deals.

The impact of adding a new deck will likely depend on its material (wood, composite, etc.) and where you live. For example, if you live in an area where people rarely spend time outside because of the weather, it’s reasonable to predict that prospective home buyers might not rate a deck highly on their list of must-haves when looking for a new home.

When in doubt, consult with your realtor or a real estate expert to figure out if adding a new deck to your home is the right move to increase your home’s value. If it is, contact the best deck contractors near you to get free estimates and start planning your project.
