Lynelle A. says, "We are so lucky to have found Rob to assist with our deck renovation project! After getting a few different quotes and meeting with various contractors, we had a gut feeling that Rob would be the right person to work with, and we were not wrong! Rob was a dream to work with. He was always very quick and thorough with his communication, which is very rare to find in a contractor. He was hardworking and always pushing to get the work done on time. There were times he was out there in the freezing cold trying to make sure our project kept progressing. It was amazing! There were no hidden surprises at the end of the project with price. He stuck exactly to his original quote, which was really refreshing. We really appreciated the full transparency and clarity throughout the entire project. Rob also had an incredible eye for design. We really didn't have a "vision" when it came to our deck renovation. Rob had so many incredible design ideas for us, and we gave him our complete trust to execute his vision. We are so glad that we listened and trusted him because we absolutely love how it ended up looking. We have gotten so many compliments on how incredible the new deck and shed addition look! When we went to list our house on the market, multiple people who put offers on the house had mentioned how impressed they were with the deck/shed renovation. It ended up being a huge selling point of our house, and we believe that the quality of Rob's work was very obvious to anyone visiting the house. We have recommended Rob to many of our friends who have all had very similar experiences working with him. 100% would recommend!!!"See more

Minh T. says, "I hired Amr/Quantum Leap for house renovation in Greater Boston in 2023/2024 that involved adding central air, adding a third bathroom, renovating bathrooms, knocking down a wall, kitchen island renovation and turning a staircase into a mudroom. Among all the quotes we collected, Amr's was reasonable and in line with what others have quoted, but we were impressed by his professionalism and how easy it was to work with him, talk to him etc. After signing the contract, communication was mostly done via WhatsApp, where he shared pictures regularly (as we were not living in the Boston area at that time). The project was mostly on time. It was only slightly over budget because we failed a few inspections requiring redoing some things, but I think that's just a hit or mess with the inspector. Throughout the project, we were always happy and satisfied with his work. If we weren’t, he and his team never hesitated to make changes to address any issues. I never felt bad for asking to make changes - they happily obliged. We also asked for additional work that was not part of the original contract, and Amr was able to give us quotes. Sometimes we were able to find cheaper quotes elsewhere and went with others (and Amr had no problem with this), but most of the time we just stuck with Amr, just because of how easy it was to work with him. Overall, I highly recommend Amr and Quantum Leap Construction and will definitely consider them again for future changes."See more

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do I hire the best general contractor in Boston?

Look for general contractors in Boston by going online, where you can compare their services and online reviews. Do they have a record of happy customers? Do they offer the services you need?

If so, check to make sure that they are current with their license, registration and insurance. You may be able to verify contractors’ licenses by searching online.

Your final step is to gather free estimates. Ask several general contractors in Boston to send you free price quotes so you can hire a contractor that fits within your budget.

How do I find a good property manager?

You can find the best property manager in your area by starting with an online search. Compare profiles and ratings, and read customer reviews — these tend to give a snapshot of the manager’s quality of work and customer service. Additionally, customers may post photos of their properties that give an idea of the pro’s attention to detail.

Licensing is required in some states, so check to see your state’s policies on licenses and certification.

Finally, compare quotes and prices from at least three property managers.

Is it worth having a property manager?

While property managers do cost money, they can provide a lot of value to the client. They have marketing know-how and can advertise and perform showings of your property to the rental market. They can collect rent for you and screen potential tenants. They’ll also deal with tenant complaints and repairs, evictions and late rent. Finally, they can manage bill payments to simplify your paperwork and maximize your mental bandwidth.

Chat with top-rated property managers near you to find out if hiring one is worth the cost.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.

Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.
