Amalie Camacho says, "I don't often write reviews, but I need to single this group out and make it known that they do the job right! I've had countless experiences with contractors who didnt really focus on the details. Edri Construction team did an outstanding job of walking me through the quoting process, explaining every line item, why each line item was important to incorporate into the job, and setting expectations for delivery of services. I've lived in San Francisco for 13 years, and these guys take the cake. I hate to use a common phrase here, but it's 100% true; if you want it done professionally, this team will get it done!"See more

Sharon K. says, "We recently worked with Clarity Construction on a full remodel of our master bathroom, and the results exceeded our expectations. After reviewing multiple proposals, we chose Clarity Construction because of their competitive pricing and strong reviews. From the very beginning, Daniel and his team were professional, knowledgeable, and communicative. The design phase was seamless, with their designer guiding us through material selections and ensuring every detail fit our vision and budget. Once construction began, the team worked efficiently, keeping us updated throughout the process. Their attention to detail was exceptional—especially the tile work, which was beautifully executed. The entire project was completed on time and within budget. The team even went above and beyond by adding small finishing touches at no extra charge. If you’re looking for a reliable contractor who delivers high-quality work, Clarity Construction is the way to go!"See more

Aviram Levi says, "As a first-time homeowner, I was definitely nervous going into this project. My house needed a lot of work, and I had no idea what to expect, especially with the stories you hear about contractors taking forever or doing sloppy work. But from the moment I met David, all my worries melted away- so i decided to hire David and Inspired Builders to Remodel my kitchen and bathroom.Inspired Builders team was professional, friendly, and genuinely cared about making sure everything was done right. From the design phase- Nicole took the time to listen to my ideas and answered all my questions. David and the crew helped guide me through the whole process. Even when I wasnt sure about something, such as the type of countertop or what type of flooring i should go with, they gave me clear options which made me feel more confident about my choices. What really impressed me was how organized they were. The timeline was spot on, and the work was absolutely fabulous. Of course sometime they had last minute updates that affected the schedule, but David always informed me at least 24hr in advance so i could plan my day around. The finished product turned out way better than I imagined. The quality of the work is top-notch. I couldnt be happier with how everything came together. They made what couldve been a stressful process feel easy, and the result speaks for itself. My house feels brand new, and its exactly what I was hoping for!Would 100% work with them again for any future projects!"See more

Michael K. says, "My new walk in shower from Bark and Build is perfect. I chose my own tile, fixtures, and glass panel, and the total cost including that hardware was lower than several quotes I got from shower-in-a-day companies that use prefab panels. I really appreciated that Miki was the least sales-y of all the contractors I talked to, made everything really *easy* like permits and inspections, and his team were really hardworking and very respectful of all my HOA rules. Pictures don't do justice of what a unique update this new shower is compared to the old tub setup. 100% I would recommend again and am excited think of more projects to do with Miki & co."See more

David Ackerman says, "I had a really great experience with The Rock Handyman. We had several issues in our house that we needed resolved before we moved out in a couple weeks - repairing drywall and painting in two areas of the house due to leaks, broken door handle, leaking door, flaky lighting, and a stuck toilet. They gave us a quote that was well below what we expected to pay (and was about the same price as another company charged to just remove one piece of drywall). I was almost skeptical that it was too cheap and that we'd regret it, but they really pulled through. They were extremely professional and respectful of our house (i.e. not tracking dirt in, being quiet while our baby was sleeping, and making sure we could use rooms overnight that they were working on). They said they could do ALL the fixes in one week, and I was skeptical of that too given how long our other contractors took to do a subset of these tasks. However, they finished in 3 days! And they also didn't charge extra for looking at the toilet last minute (that wasn't part of the original quote).Overall, it was a great value for quality work. I would definitely want to work with them for any future projects we have."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

How do I hire the best general contractor in San Francisco?

First, conduct an online search for qualified general contractors in the San Francisco area. Take a few minutes to review their services and decide which contractors are best suited for you. For example, if you need some electrical work done, search for contractors who have completed electrical projects. If you can’t find enough information on their profiles, send the general contractors a message, read customer reviews and view past project photos.

You should also check to see if the contractor is properly licensed. For example, you can try looking for their license information on their profiles on the Contractors State License Board website. You can also ask the contractors to provide that information.

Finally, ask several contractors in San Francisco to send you free quotes so you can get an idea of how much it will cost to hire a general contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
