Sharon Flynn says, "We had the *BEST* experience with Green Bay Remodeling! Our home turned out better than we could have imagined. Ariel, our Project Manager, was knowledgable, friendly, responsive, and always acted ethically and professionally. He also gracefully navigated heated design disputes between my husband and I, and I'm happy to say we are still married!! (haha) We appreciated Ariel's sincere desire to have the project come out exactly as we envisioned, regardless of whether it meant extra work for his crew. Ariel gave us a realistic timeline of the work (though we were delayed 11 months by the city's permitting process) and actually finished well ahead of schedule. Ariel went well ABOVE AND BEYOND with efforts for a very beautiful outcome and happy clients. Our construction team was careful to clean up any mess at the end of the day and was very respectful of our deadlines, schedules, and our tenant (who lived in her little cottage throughout the noise and inconvenience of construction). The construction bid was on the high side of those we interviewed but we very much appreciated not being "nickel and dimed" as friends were experiencing from a different company at the same time. The bid price they submitted on the contract was what we paid, despite the price of lumber going up enormously and unexpectedly during Covid, and we liked that we paid in stages as work was completed. This was a large kitchen remodel, turning a bedroom into an open-concept extension of the kitchen, adding a large deck, replacing floors, and painting (we also upgraded media and HVAC through other companies happening during the project and our construction team worked well with them). I wholeheartedly recommend Green Bay Remodeling to anyone looking to make the construction process less of a headache and to achieve a beautiful end result."See more

Li I. says, "Sam is a reliable contractor whom can be fully trust. Our project is to renovate our bathroom built in 1979 by expanding the size and converting the nearby closet to be a powder room. It not a small-sized cosmetic project and it includes plumbing and electrical works. You know that you don't want to mess it up with unreliable contractors. We interviewed 6 contractors and Sam is the only one who is not only the business owner but also the project manager. In the first appraisal, we were pretty impressed by his construction background and his quick understanding of our project scope. Professionality & communication are important to us since we both work full time and can't manage the project by ourselves for sure. After speaking with Sam, we felt he is easy to communicate and he knows how to fix the problems since he has the knowledge from his past experience. Even though he is not the cheapest one but the result shows that it worths the money. We have been using the bathroom for 3 weeks and so far so good. 1. Quality So far I would say I am pretty satisfied with the quality. Our bathroom went through inspections for sure and it passed inspections without any fixes required. And in terms of details, I am most satisfied with the tile works, which could be easily messed up due to some very detailed mistakes. The pattern & the lines are well matched in our case and it looks fantastic! 2. Design Sam's package comes with designer service. They provide a good 3D rendering design and also a shopping list to choose from. They did a pretty good job like help us shop the tiles and edge trims and grouts (color match is important and needs professional experience). The only small mistake is that the vanity size is not correct at the first time and we need to swap it with $250 restocking fee. 3. Communication We are very satisfied with Sam's communication efficiency. He is always reachable in our Whatsapp group chat. Since it's our first time renovating a house, we have tons of questions and Sam always answer the questions patiently. Sometimes we also do face-to-face communications or Facetime if questions can't be clarified in the chat. 4. Timeliness The crew works 9-5, almost 5 days a week. The whole renovation lasted for 6 weeks (inspections might take several days to schedule) and I think it's the reasonable time to well complete such a project."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

How do I hire the best general contractor in San Francisco?

First, conduct an online search for qualified general contractors in the San Francisco area. Take a few minutes to review their services and decide which contractors are best suited for you. For example, if you need some electrical work done, search for contractors who have completed electrical projects. If you can’t find enough information on their profiles, send the general contractors a message, read customer reviews and view past project photos.

You should also check to see if the contractor is properly licensed. For example, you can try looking for their license information on their profiles on the Contractors State License Board website. You can also ask the contractors to provide that information.

Finally, ask several contractors in San Francisco to send you free quotes so you can get an idea of how much it will cost to hire a general contractor.

How do I find a good property manager?

You can find the best property manager in your area by starting with an online search. Compare profiles and ratings, and read customer reviews — these tend to give a snapshot of the manager’s quality of work and customer service. Additionally, customers may post photos of their properties that give an idea of the pro’s attention to detail.

Licensing is required in some states, so check to see your state’s policies on licenses and certification.

Finally, compare quotes and prices from at least three property managers.

Is it worth having a property manager?

While property managers do cost money, they can provide a lot of value to the client. They have marketing know-how and can advertise and perform showings of your property to the rental market. They can collect rent for you and screen potential tenants. They’ll also deal with tenant complaints and repairs, evictions and late rent. Finally, they can manage bill payments to simplify your paperwork and maximize your mental bandwidth.

Chat with top-rated property managers near you to find out if hiring one is worth the cost.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.

Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.
