Our property management fees typically range between 5% and 10% of the monthly rental income. The exact rate depends on several factors, including the number of units, the condition of the property, current vacancy rates, and the level of service required. We tailor our pricing to each property to ensure our clients receive the most value based on their specific needs. - What is your typical process for working with a new customer?
When working with new clients, our process typically begins with a detailed discussion about the property. We’ll review key factors such as the number of units, current occupancy and vacancy rates, operating expenses, and the condition of the property. We also take into account the location and any systems or management tools you’re currently using. This allows us to gain a full understanding of your needs and develop a customized management plan that aligns with your goals and ensures the property is operating efficiently and effectively.
- What education and/or training do you have that relates to your work?
Our team is highly experienced and well-equipped to handle all aspects of property management. We have a full staff that includes maintenance workers, licensed contractors, and dedicated office personnel. Our in-house team also includes an accountant, a billing specialist, an eviction coordinator, and a permit compliance manager. We are fully licensed in real estate and have extensive experience working with Section 8 housing programs.
