- What should the customer know about your pricing (e.g., discounts, fees)?
Our brokerage fees are publicly available for you to easily evaluate and compare. We have three types of home seller services: our fee-based listing plan is typically the best value ($1,750 with $250 paid at the start and $1,500 paid at closing). Also, we often offer seasonal promotions to save you more money. Our property management is an exceptional value for persons holding one unit or multiple units. We differentiate ourselves from others by having fewer fees, having efficient, automated owner & tenant services, and a local-physical presence nearby the properties we manage. Staging products and services are competitively priced for the St. Louis real estate market, and home sellers often realize a savings on the cost of selling their home when selecting our bundled package of brokerage, property management, and staging services.
- What is your typical process for working with a new customer?
A no-obligation phone call is useful to fully explore how well a company can serve you. At Invinci, we want to hear your story, your plans, and immediate real estate needs to understand if our services can be compatible. Our brokerage services for home sellers and buyers can be previewed at our website. We are well adapted to have evening and weekend phone meetings, remote/virtual meetings, and also are pleased to have in-office guests by appointment. A property management inquiry will be followed up with a written proposal for our services. We include a proposed timeline for each deliverable, such as listing the property for lease, marketing the property, tenant acquisition, and lease execution. For staging a vacant property, your first contact will be an interview for us to determine how your needs can best be met (and also if we believe there can be a positive potential return to you). There is no obligation to hire Invinci for a professional consultation and/or staging engagement. If a consultation is deemed appropriate, a meeting at your property is arranged to initiate the staging engagement. Please note that a staging consultation and staging engagement must ideally be planned and conducted several weeks PRIOR to listing your home for sale.
