We are a property management company serving the Chicago Metro Area with extensive experience since 1988. Our mission is to assist property owners in securing their assets, minimizing risks, and maximizing rental income. In doing so, we also help tenants find stable housing. We specialize in Residential Property Management, Commercial Property Management, and HOA Management (Association Management). Many of our clients are investors located out of state or even out of the country, and we take pride in offering them a worry-free experience. Our full-service approach means we handle everything—from painting and remodeling to marketing, tenant screening, lease signing, rent collection, maintenance, and evictions. Our team earned many industry designations and certifications, including CCIM, CAI, AARE, PRI, CNE, CIPS, CRB, CRS, GRI, ABR, RECS, SRES, and ePRO, which underscores our commitment to excellence in property management. We excel when we have the autonomy to manage your property effectively. If you prefer a hands-off approach, we are the right choice for you. However, if you’re looking for part-time assistance, want to direct our management efforts, or wish to co-manage your property, we may not be the best fit. Just as there can only be one captain of a ship, there can only be one property manager. Since 2010, we have managed properties in receivership for the State of Illinois Courts and the United States District Court for the Northern District of Illinois. We collaborate closely with property owners, investors, attorneys, banks, and judges, and our managing broker is an Associate Member of the Chicago Bar Association (CBA). Art with Three Pentacles is easily one of the most knowledgeable property managers in Chicagoland. When I was looking for a new management company, I called a good 10 places. during the time I had a tenant I was in the middle of evicting. Without pitching me, Art asked thoughtful questions to learn more about the situation. He clearly has immense knowledge of the eviction process and housing court system. After our call, I engaged his services and he's been prompt and supportive ever since. He has been navigating my difficult tenant situation with grace, using strategies that never crossed my mind. I feel secure knowing Art has my best interests forward, and is clearly able to manage my property within state and county compliance. He's worth every penny, and if you're looking for a property manager, he's your guy.

Highly recommend! Three pentacles has been amazing. We live far away so it was difficult managing tenants. Three pentacles tackled the repairs from damage done by previous tenants and found a stable new renter in lightening fast turnaround time. Three pentacles even helped us manage a busybody lawyer neighbor. Hiring Three pentacles lifted a huge weight off our shoulders. Best decision we’ve made!
