The ESSENTIALS property management package costs 4.9% of rent plus $79/month and includes tenant screening, professional photos, MLS listings, and advertising on top rental sites. It covers rent collection, lawyer-prepared leases, owner portal access, and 1099 tax documents. Additional services include leasing for one month’s rent, lease renewals at 50% of one month’s rent. Add on's include repair coordination for $79 per repair, and annual inspections for $149, with no vacancy fees. The PORTFOLIO BUILDER package, priced at 6.9% of rent plus $79/month, includes everything in the ESSENTIALS plan, plus a 3D tour & floorplan, annual inspection, maintenance coordination, and invoice payments. It also offers discounted leasing services (10% off) and lease renewals (40% of one month’s rent). Optional add-ons include lawn care, pest control, landlord protection, master policy protection, and a tenant benefits package. The LEGACY INVESTOR package, priced at 8.9% of rent plus $79/month, includes everything in the ESSENTIALS and PORTFOLIO BUILDER plans, plus tenant benefits, landlord protection, eviction protection, malicious damage coverage, tenant theft coverage, and master policy protection. It also offers 15% off leasing services and lease renewals at 35% of one month’s rent. Optional add-ons include pest control, lawn care, and home warranty ($495).
- What is your typical process for working with a new customer?
As a property manager, my process for working with a new customer follows three key stages: introduction, onboarding, and ongoing management for success. 1. Introduction – Understanding Needs & Goals: The first step is to have a detailed conversation with the property owner to understand their investment goals, expectations, and any specific concerns. We discuss our property management services, pricing plans, and how we can tailor our approach to meet their needs. Transparency is key, so we outline the entire process and answer any initial questions. 2. Onboarding – Setting Up for Success: Once the owner decides to move forward, we begin the onboarding process. This includes: - Property Evaluation: Conducting a market analysis to determine optimal rental pricing. - Agreement & Documentation: Signing the management agreement and collecting necessary property details. - Property Preparation: Coordinating professional photos, a 3D tour (if applicable), and any needed maintenance before listing. - Marketing & Tenant Screening: Listing the property on top rental sites, conducting showings, and thoroughly vetting applicants. - Lease & Move-In Coordination: Once a qualified tenant is approved, we handle lease signing, security deposits, and move-in inspections. 3. Ongoing Management for Success: After move-in, we focus on proactive management to ensure a smooth experience for both the owner and the tenant.
