- What should the customer know about your pricing (e.g., discounts, fees)?
Bathrooms are the most technically difficult spaces to work on in a home and as a result a bathroom that not only looks great but performs well and keeps water in its place is not a cheap undertaking. In general I like to be very transparent with clients on pricing before I even look at their space to make sure that we are in the same neighborhood on price. A typical 5x8 bathroom remodel will start at about $20,000. This would include a demo of the existing space, replacement of the tub, shower valve and tile, or a transition of the tub to a shower. Tiling of the floor. Replacement of the toilet and vanity and repainting and trim work. Changes in layout and or moving of the existing fixtures in addition to other custom elements such as heated floors can increase this cost. Larger master bathrooms with 4-5 pieces typically start at about $30,000 involving the same scope of work as above but accounting for a larger space and more fixture pieces, which will increase the material cost. Master spaces are so varied however and the cost can increase dramatically based on the customers material choices and custom elements. Reference the master bathrooms in the sample projects, one of which hit 6 figures given its size, complexity and custom elements.
- What is your typical process for working with a new customer?
I love meeting with clients and just talking about their projects and hopes for their new space. It’s my job to take their wishes and come up with concrete plans of how to get it done taking into account finish level and budget. Once we’ve nailed down this plan I make sure to stay in close contact to ensure everything stays on track from planning and material procurement through to the final walkthrough. I also do not take down payments or deposits from customers. I run a business with sufficient operating capital and it’s my belief that contractors should be paid for work when they’ve completed it not for work they plan on doing in the future. I also purchase materials on behalf of the client and submit those receipts on invoices for reimbursement. This is a service I provide that helps to streamline the process of material procurement for day to day operations.
- How did you get started doing this type of work?
I started from a young age with a dad who did remodeling work on our personal home. I progressed from there to doing small projects to home flips and custom work.
