- What should the customer know about your pricing (e.g., discounts, fees)?
Fees are determined on a project-specific basis. Smaller projects are handled on a time-and-materials basis, at our Standard Hourly Rates. Larger project fees are based on a percentage of construction cost, which varies by project type and size.
- What is your typical process for working with a new customer?
We meet with the customer to identify key elements of the project scope. We typically ask our clients to write a list of the elements they want to have incorporated into their project. Where couples are involved, we ask that each person write a separate list, so we can handle any conflict resolution on your behalf. We perform field measurements to verify existing conditions for the site and any existing structures. We perform Needs Assessment to help you identify what you need the project to be in terms of uses, spatial allowances, space planning and circulation flow. We produce Schematic Design drawings, which are sketches of floor plans, site plans and exterior elevations (2-D images of the sides of the structure(s), and refine those drawings in the Design Development Phase to identify materials, finishes, dimensions, door & window sizes/types and locations, utilities etc. The Construction Documents Phase involves production of working drawings and specifications to be used for permitting and construction of the project. We are typically involved in Bidding & Negotiation, when we either solicit bids from contractors on your behalf OR we prepare a Design-Build package to be built by our close associate Build M Construction. We serve as your advocate through the Construction Administration Phase, reviewing contractor payment requests, shop drawings, submittals and any needed change orders or clarification requests.
- What education and/or training do you have that relates to your work?
Principal Architect Randal Jay Ehm AIA, CDS, NCARB, ASID, MENSA is immensely well-trained and experienced in Architecture. He is certified by the National Council of Architectural Registration Boards, which enables him to obtain his license in any US State, Territory or Canadian Province within about 30-45 days. Randal is currently licensed in Alaska, Arizona, California, Florida, Hawaii, Idaho, Iowa, Montana, Nevada, New Mexico, Oregon, Texas, Utah and Washington.
