- What should the customer know about your pricing (e.g., discounts, fees)?
For each reservation made through a platform like Airbnb, we charge a 30% fee after deducting the cleaning and platform fees. For example, if you receive a booking for $150 on Airbnb, we'll subtract the cleaning fee ($50 in this case) and the 3% Airbnb fee ($4.50 in this case), resulting in a total of $95.50. We will then take 30% of this amount as our fee, resulting in a charge of $28.65 for this reservation. We will also ask you to reimburse us for the cleaning fee, as we pay the cleaners on your behalf each week. Please note that we do not profit from the cleaning fee, as it is passed through to the cleaners. Additionally, we charge a flat rate of $50 per month per bedroom for restocking supplies, including items like shampoo, body wash, conditioner, garbage bags, cleaning supplies, paper towels, toilet paper, and new linens. Therefore, for a 1-bedroom unit, the monthly supplies restocking fee would be $50.
- What is your typical process for working with a new customer?
At Modern Fox Rentals, our typical process for working with a new customer involves the following steps: 1. Initial consultation: During this initial consultation, we will discuss your short-term rental property, including its location, size, and unique features. We will also discuss your rental goals, such as how often you'd like your property to be booked and at what price point. 2. Property evaluation: Next, we will thoroughly evaluate your property to determine its strengths and any areas for improvement. This will allow us to make recommendations for updates or renovations that could help increase your rental income. 3. Marketing and listing: Once we have a good understanding of your property and rental goals, we will create a comprehensive marketing plan and list your property on various vacation rental platforms, such as Airbnb and VRBO. We will handle all aspects of the listing process, including taking professional photos, writing compelling descriptions, and setting competitive pricing. 4. Reservations and guest communication: When a reservation is made, we will handle all contact with the guest and take care of any necessary arrangements, such as coordinating key exchanges and providing information about the property and local area. 5. Property management: During the rental period, we will handle all aspects of property management, including responding to any guest inquiries or issues, managing the cleaning, and handling the communication of any necessary repairs or replacements to the owner of the property. Our goal is to make the short-term rental process as smooth and stress-free as possible for our customers. We strive to maximize your rental income and provide excellent service to your guests.

Our team members have received training on property management, guest communication, and marketing strategies for vacation rentals. In addition, we regularly attend industry conferences and events to stay informed about changes and advancements in the field. In addition to our in-house training, many of our team members have relevant education and experience in hospitality, real estate, and marketing. We believe that this combination of hands-on experience and formal education allows us to provide top-quality service to our customers.
