Introduction
AHC specializes in the management of single-family homes and individual condominium units. We have been proudly serving the Eastside and greater Seattle area since 1983. We are a locally, women owned and operated property management firm. AHC provides full service management that eliminates the time and worry of managing your own property. We handle every step of the process from marketing, screening a qualified tenant, rental collection, accounting, move-in and move-out inspections, to handling all the necessary lease paperwork and taking care of property maintenance issues that arise. Our current average vacancy time to place tenants is 10-17 days. Our procedures and agreements are constantly updated to keep pace with changing landlord/tenant laws. Leasing & Management Fee Schedule: Leasing and placing qualified tenants in 12 month lease = one month's rent collected from tenant prior to move-in. Management fees = 8% of the monthly rent collected. Discounts available for multiple properties. Renewal fee for same tenant for 12 month lease = 25% of one month's rent, includes rent increase negotiation and any updated terms. Lease extension fees are prorated monthly if the lease renewal term is shorter than 12 months. No additional admin fees or hidden costs! AHC manages many residential properties in the greater Seattle area. Each of our property managers handles their own portfolio of properties but we also work as a team to provide all our owners' complete seven-day-a week, 365-day-a-year coverage. Our property managers handle every step of the process and personally coordinate all maintenance and inspections, that way if a problem arises it will be communicated and taken care of quickly. I recently worked with Stacey while considering a condo that AHC had listed for rent. She was super responsive to texts, flexible and accomodating with scheduling a tour (and then an additional one for us to take measurements!), and very warm and friendly. We ended up not taking the condo due to the layout, and were hugely disappointed that we couldn't continue working with her. I wouldn't hesitate to recommend AHC to anyone looking for a rental. In a world full of impersonal and unreliable property management companies, AHC is a gem. Keep it up, guys!

    We offer competitive pricing for full time property management and discounted rates for multiple properties. We also offer lease only services if the owner prefers to have us complete finding a qualified tenants and completing legal lease documents, and then they can take care of the ongoing management themselves if they prefer.

  • How did you get started doing this type of work?

    We are a small family owned business in our second generation.
