We give you and your home our full attention, and inspect the home like we were buying it. We have multiple qualifications and services: - Termite Inspector - Mold Assessment Technician - Certified Infrared Thermographer - Former Licensed Irrigator - General Contractor We offer a high level of service and are committed to being the best. We produce quality results and offer benefits. Some of our benefits are: - We include an infrared scan of the home with every full TREC home inspection by an infrared certified thermographer, a $100-200 value. - We climb on most roofs. - We check the foundation with a computerized ziplevel. *The automated initial estimate that pops up is for a TREC home inspection only. - Inspection start times are 8 AM and 1 PM. - Termite inspection ordered without a home inspection is $125. - All bids on this app are for our Basic Home Inspection package. Upgrade for $90 if you need a termite report or $130 if you need a termite report and lawn sprinkler inspection. - All prices quoted here are automated initial estimates for a TREC inspection only, that need to be verified by our staff. The app does read the notes keyed in on the request and does not quote for additional services like pool, spa, termite report, septic, well, sewer scope, additional apartments, buildings, etc. Let us know in the chat what you services require and we will quote the additional services we provide. - All prices provided are per inspection. Multiple inspections and reinspections are similar in cost to the initial inspection - If you need to cancel an inspection, please cancel it in this app to avoid a $100 cancelation fee. - Inspections rescheduled or canceled the day of the inspection add $100 fee to the order. *We also have additional services that can be added: - VOC sampling to determine levels of certain volatile organic chemicals from mold, fuel, cleaning products, cosmetics for $210. - Mold sampling and reports including 2 interior and 1 exterior air samples is $260 if we are already there or $360 if booked separately, and goes up depending on what is needed. - Pool and spa inspection $187 - Conventional septic system inspection $210 - Aerobic septic system inspection $160 - Sewer scope or sewer line locating is $260 or $160 if we are already there. - Well water sampling depends on the level of water testing required usually $120-500. - Well functionality inspection with home inspection add $50. - Lawn sprinkler inspection, add $40 per sprinkler system. - If the home has a crawlspace, add $100. - Saturday inspections add $100. Sunday inspections add $1,000. - Additional apartments or units are $200 or more each, depending on the size, age, & location.

I reached out to A+ Inspections very early during the pre-sheetrock inspection but officially hired them for inspection when my new build home was completed. Despite not using their services for the original bid, I really enjoyed their responsiveness in using the messaging system on Thumbtack. Justin Vincent (the inspector) did a thorough job with everything in the home 10 days prior to closing. We got many services along with the inspection: mold report, sewer scope, and VOCs. On the morning of closing, I appreciated that he created an even more detailed follow-up inspection report prior to closing so that the builders would create stipulations in order to adhere to house building codes. Both times, Justin had inspected the home in the morning and then provided us with the report in the afternoon (only the reports that required additional lab analysis took about 1 weeks to receive and the sewer scope video took a few days because you get a video). I would recommend Paul and Vincent to anyone because they are always trying to hear their clients’ concerns first. They are very transparent with their pricing and they are always on time about starting the inspections along with submitting the reports.

Highly recommended, very informative. Walked me through house on their findings, detailed report with pictures, recommended what need to be done and in report with pictures for easy to understand for house buyers. The inspection was absolutely awesome, thorough, and the inspector was very knowledgeable and helpful in making his finding understandable and translatable to the builder! The guy sent out to do our inspection was simply amazing. The moment we hit the door he got right to explaining everything that he found and everything that needed to be fixed. It was areas that we would've never thought of checking. There were also areas that the builder hadn't even already mentioned needed to be fixing so I'm pretty sure they would've gotten looked over. What should the customer know about your pricing (e.g., discounts, fees)?
We offer a high level of service and are committed to being the best. We offer competitive pricing and still produce quality results. We include a free infrared scan of the home by a licensed thermographer, a $100-200 value, and add you home to NACHI’s buy your home back program. We also offer other services such as VOC sampling to determine levels of certain volatile organic chemicals from mold, fuel, cleaning products, cosmetics; mold sampling and reports including 3 air samples $350 and goes up depending on what is needed; pool and spa inspection $157; septic system inspection $210; and well water sampling which depends on the level of water testing required usually $120-500. Prices are set. On this platform we are providing services at a low cost and pay a fee for each lead, and this means we can not provide any further discounts for services booked here. We keep our prices on this platform as reasonable as possible and expect people to respect them. Haggling forces providers to start quoting higher prices.
What is your typical process for working with a new customer?
The customer contacts us, we schedule an inspection time and contact the buyer’s agent. We show up and perform a detailed inspection and provide the report the same day.
What education and/or training do you have that relates to your work?
Real Estate Inspection training and continuing education including structural, mechanical, plumbing, electrical, commercial, residential, infrared certified, code, septic, landscape irrigator license 2004-2009, swimming pools, wood destroying insects, FAA licensed drone pilot, licensed mold assessment technician, HUD 203k consultant, TREC licensed Professional Inspector since 2004.
