- What should the customer know about your pricing (e.g., discounts, fees)?
We charge 6% of the monthly rent for management and 75% of 1 mths rent for leasing of the property.
- What is your typical process for working with a new customer?
Depending if you already have a tenant in place or if you need tenant placement. If tenant in place its really quite simple. Once the agreement is signed you would inform your management company of the change in writing and we would reach out to the tenant to inform them of the new management. We would handle security deposit transfers and all the paperwork behind the scenes! Thats it. If the property is vacant, we would list the property for lease on MLS, Zillow etc. Once we get a good qualified applicant we will screen them, do a background check, verify employment and any rental history. We will check with you that you are ok with the applicant and we will proceed with singing of the lease and receiving move in funds through our secure tenant portal. We would then assist the new tenant with move in and any repairs that need to be done on the property.
- What education and/or training do you have that relates to your work?
We have over 20 years combined experience. We are members of the National Association of Property Managers (NARPM). Owner Dan Kennedy has experience in construction and brings extensive knowledge to make readys, repairs and fixes. Owner Renee Kennedy has extensive knwledge working for large scale REITs and also commercial tenant placement. Leasing director John Morales has been in leasing 10 years and has a world of leasing and property management.
