- What should the customer know about your pricing (e.g., discounts, fees)?
Fees essentially depend on the scope of work involved to produce a credible appraisal product. I consider ,for example, if a house has a relatively large amount of land associated with it which will require me to research land sales in order to adequately deal with the contributory value of surplus land. A house in a subdivision on a relatively small parcel is quite different from a house with a large amount of land. The amount of travel also matters, particularly in rural areas that require more travel time overall, not only to get to property, but also in terms of more time to find and research comparable properties, as well as additional mileage to examine comparable sale properties which can be several miles apart, not only in the same town as the property being appraised, but other towns as well.
- What is your typical process for working with a new customer?
Whether it is a new or previous customer, I attempt to understand fully their particular needs with respect to the reason for the appraisal as well as gaining an understanding of the nature of the property. I also explain the appraisal process to people and let them know what I do to produce a credible work product that they can depend on. Most importantly, I strive to be upfront with people. I want to deliver a quality product and go the extra mile in making sure I have done my job thoroughly and professionally.
- What education and/or training do you have that relates to your work?
I have a Bachelors degree which is required, plus a number of mandatory hours of training in terms of required courses and mostly, work experience. In my case, I do both residential and commercial work. I have also been in the appraisal business for over 25 years. I am also mandated by the State to attend a specified minimum number of continuing education every two years in order to renew my appraisal license in that time cycle.
