- What should the customer know about your pricing (e.g., discounts, fees)?
Buyers fees are almost always paid from the seller’s closing proceeds (money they make from selling you a house). This means I can show homes to pre-qualified buyers and offer my buyer clients services like price negotiations, contract preparation, scheduling all needed inspections, coordinating repair quotes, recommending contractors, and communicating with your attorney and lender (if applicable) with no up-front cost to you, the buyer. I offer a free consultation to sellers. Seller pricing varies based on needs, but typically I ask for 3 percent as a seller's agent (this would include all professional photos and videos, home staging, paid marketing, negotiating and contract to close services) and we also ask that you offer 2.5 - 3 percent to a cooperating buyer's agent. I am an elite, top performing local agent. Clients who do multiple transactions (sell and re-buy with me) may be eligible for lower pricing.
- What is your typical process for working with a new customer?
I always like to start with a free consultation or a meeting where we get to know each other and I talk with you about the home buying and home selling process. If you think we are a good fit, we start the process of getting your home listed or helping you find the perfect home. Sometimes, buyers already have a home in mind that they want to see right away. If that's the case I'll usually start by scheduling the appointment to see your favorite home immediately and I will get you in touch with a few of my favorite lenders so you can be ready with a pre-qualification if you want to proceed with an offer.
- What education and/or training do you have that relates to your work?
I am licensed in NC and SC as a real estate agent. I work with residential buyers and sellers. I give first class service to everyone I work with. Before going into real estate I was a licensed general contractor.
