- What should the customer know about your pricing (e.g., discounts, fees)?
We charge 10% of monthly rent or $100, whichever is greater, but only if rent is collected. We also charge a flat $100/month fee to manage vacant properties.
- What is your typical process for working with a new customer?
We will discuss your property and where in the 'pipeline' your property is, whether it be looking for tenants, tenants in place, or vacant. I will go over my services to manage expectations, and then go over the contract that spells out those services. Once you're ready to sign, we will begin setting up an account for the property. This includes property details as well as accounting details. We will perform a detailed initial property inspection, taking into account whether the house is currently occupied or not. We will then begin the process of either marketing, moving tenants in, or handing over management from you to Vantage Point.
- What education and/or training do you have that relates to your work?
I have experience has a homeowner, landlord, real estate investor, and property manager. I am familiar with landlord-tenant laws in general, and specific to Missouri. As an investor myself, I approach solutions that are cost effective as to manage the value of the property, but only after the needs of the tenants are met compassionately, legally, and swiftly as required.
