I am an out of state property owner. I was in need of a property manager that could process a move-out inspection within 2 days. Hiro responded promptly to my inquiry and provided the move-out report with pictures on time. I've also hired Hiro to prepare the home for lease and find a qualified tenant. I feel like I'm in good hands with Hiro.

I cannot say enough about Hiro Sato. He is amazing!!! Working with him, from across the country, to help me handle getting our property ready, inspected, repaired, and rented has been seamless! Hiro's experience and lightening speed is the BEST experience I have ever had getting a property rented. Hiro, totally understood that I could not fly back and forth to Missouri. I needed someone to take over completely and make it all happen. He did; and to a level of excellence and speed that I found amazing. This gentleman is a true Pro. He knows the market, is totally professional, very transparent, has solid contracts to ensure the property is taken care of and rent is on time, is open to suggestions, has great ideas/solutions to solve all the relevant problems, has very fair pricing, and gets it done!! I have had a fantastic experience working with Hiro! He manages 2 of our properties in St Louis. What I am most pleased about is his diligence around screening new tenants. He has a good vetting process (including checking references) and we have been happy with the tenants he found. Additionally he is very responsive to our enquires. Overall, he is a very trustworthy individual that can be counted on!

I had an existing tenant when I hired Prime Home Property MGMT and Mr. Sato made the transition seamless. His communication with me and the tenants has been prompt, effective, and professional. I feel my questions were taken seriously and every interaction is transparent. He has done a good job with tenant turnover from assessing the condition of the property and being flexible with repairs and maintenance. Although I have only one property for him to manage, it doesn't feel as though I am less of a priority.

What should the customer know about your pricing (e.g., discounts, fees)?
A $90 or 8% of monthly rent whichever higher and other applicable fees.
What is your typical process for working with a new customer?
If possible would like to meet in person and go over our fees as well as a proposed rent. We can find a tenant fairly quick. Average lead time is 7-10 days to find a good tenant after your property is listed.
What education and/or training do you have that relates to your work?
Attended multiple training courses aimed for real estate agents and for investors.
