Working with Shanicka Sudler at "Property Wise,"has been a positive experience. She is very prompt at responding to and answering our questions, along with addressing any concerns we may have. We had a situation where 3 different tenants moved out right behind one another, leaving us with 3 vacant units. Shanicka did what was necessary and had all 3 units rented, in a timely manner. We highly recommend her as a property manager.

Where do I begin with the team of Shanicka Sudler and Michelle Yang, I feel very confident selecting 5 STARS for their team simply due to their Teamwork, the ability of the team working together toward a common vision which is to place the homeowner at ease knowing that thy are in professional hands, and the home will be rented to the most qualified candidate which allows for common consumers like myself and other homeowners to obtain uncommon results renting to the most qualified tenant. Homeowners like myself who rent their homes due to current market trends or choose to do so, are very apprehensive, nervous, and scared upon hearing other horror stories of renting your home and with property management companies. Ms. Sudler did what she said her company stands for, follow through, kept me informed, updated, very transparent, no hidden surprises, made exceptions by including my daughter in a 3 way conversation who had some questions which she answered and very respectful of that request, very professional home showing by her partner Michelle Yang. I made the best decision in choosing Property-Wise Management to manage my rental property, I can rest assure that the team of is in collaboration to achieve the best results for their clients.

Excellent property management company! I have out of town rentals that I don’t have the ability to manage remotely. PropertyWize found me great tenants and takes care of everything they need. Most importantly, they are incredibly responsive, answer all of my questions quickly and professionally, and give me the ability to see all of my leases, work orders and accounting information online whenever I need. As a Real Estate Investor and looking to grow a rental portfolio within the Baltimore City Area, an elite Property Manager is a requirement. I found PropertyWize online as they already have a strong online presence through her website along with reviews found scattered throughout the internet. The quality of what you see provides a glimpse of what the future holds. I cannot recommend Shanicka and the PropertyWize team enough. In a search for the right property manager, I worked with others to gain a better sense of that world. Shanicka out performed, surpassed my expectations and earned my business and loyalty. I’m finalizing the steps to transition the rest of my portfolio to Propertywize and couldn’t be happier. Her second to none response time, along with her business processes and systems set her apart from her competitors. I presented 3 properties to her within a few short weeks and all under 20 days, she was able fill each vacancy. I felt informed throughout the decision-making process and shocked that it would be this easy as I have not yet experienced such speed and quality service in a PM before. During a driving for dollars session, I arrived outside a potential property. Just before entering, I texted Shanicka the requesting the rent, area grade and her recommendations. What is your typical process for working with a new customer?
We have a call center that is trained to get all information 24/7 hours a day. Once we receive the potential clients information, we follow-up for a phone interview within 24-48 business hours. Next we schedule a property inspection. Last we supply a copy of our contract as well as a list of things the owner will need to do to get their home rent ready.

We have been very successful in the Property Management industry. One Property Manager started solely managing her own Investment Properties and did so well other Investors asked her to manage theirs.
