Introduction

I strive to provide the best service for you and your tenants. My aim is to keep your property rented and in great condition. I am selective on which properties I undertake to manage so I can stay responsive to every concern. A happy tenant is a tenant that stays. I am responsive to the tenants issues and provide a buffer to you for their problems. I am a problem solver but preventing the problem in the first is priority number one. I have a current MD State Realtors license and stay up to date on changing rules and regulations.

Hayes has been top notch as a property manager. This is my first rental experience and he has walked me through step by step toward being a landlord. He found an excellent tenant and created a checklist of items to get the house ready. I am still provided regular updates and feel very good about the house. Very professional, highly recommended.

We hired Hayes to manage the first property we have rented. We hired him in early 2018 and he was immediately helpful. He found multiple potential tenants within a single week! In fact, we were not even sure the house was ready to show and he took it upon himself to prepare a checklist and then show the house the first weekend available. After the initial list of applicants, Hayes checked references and pursued follow-ups. Once we had reliable tenants secured, Hayes has - without exception - been prompt in responding to us and helping manage our tenants. He has organized all of our documents for leasing info, as well as for appliances, and has helped us navigate through registrations with the city. I cannot overstate how fortunate we feel to have him working with us.

FAQs

What should the customer know about your pricing (e.g., discounts, fees)?
I charge up to 8.5% of the monthly rent. No additional fees. I do not charge if there is a gap in tenants and do not charge markup for any services so the quotes I get for any services needed is the price you pay. If you have multiple properties I reduce the rate to 7% per property. I charge a flat fee of $500 to place a tenant and do not place a tenant without a proper credit check and background check.
What is your typical process for working with a new customer?
I first would like to schedule a phone interview or meeting. Then I would like to view the property in question to see the condition of the house and if there are any quick fixes that need to be made to get the highest rent for that market.
What education and/or training do you have that relates to your work?
BS in Finance and Maryland State Licensed Real Estate Agent, two decades of construction experience.
