- What should the customer know about your pricing (e.g., discounts, fees)?
Most (90%) of single family home appraisals in the Shreveport Metropolitan Area cost $375 after all applicable discounts. In determining applicable discounts, we discount up to $75 off the median price for a single family home appraisal, thereby reducing the cost from $450 to $375 for most (90%) of our clients. Appraisal fees vary depending on the type of property and the type of report being produced. In general, the typical price for the appraisal of a single family residence using the 1004 Uniform Residential Appraisal Format (URAR) ranges between $400 to $500 with $450 being the median rate and $500 for an appraisal for a typical mortgage loan. Pricing also depends on the location of the property (city/rural), the type of home (site built or manufactured), the size & quality of the improvements (4,000 square feet or less) versus luxury and/or atypical architecturally designed homes, larger homes (in excess of 4,000 square feet of heated & cooled Living area), timing required for the appraisal to be completed (emergency rush orders, etc). Fees do not include expert witness court appearances and depositions.
- What is your typical process for working with a new customer?
Having your home appraised is not something you do on a regular basis. We understand that you, most probably, are unfamiliar with what is involved in the determination of our opinion of value. We discuss the process with you from the home visit through the research involved. Once the report is completed and delivered, we counsel you to make sure you have a clear understanding of the report. Our consultation also includes a discussion about factors that you might consider to improve the value and longevity of your home!
