- What should the customer know about your pricing (e.g., discounts, fees)?
First, we charge ZERO upfront fees! We are paid only when rent is collected. Our leasing fee(finding a qualified tenant) and property management fees may vary depending on rent value of the property, services needs and other factors specific to each client. Fees can be either flat or based on a percent of rent collected. Our goal is to maximize value for our clients by offering several difference price and service structures. Please ask - we will work with your needs!
- What is your typical process for working with a new customer?
Working with us is easy. Typically, we will contact a new client within minutes of inquiry between the hours of 8am to 8pm. 7 days per week. We can also be available at any other times by appointment. During the first call, we will learn as much as possible about our I will tell the new client about our services, answer any questions they may have and hopefully set an appointment for a face to face meeting, either at the property they are planning to have managed or at our office depending their preference. Many of our clients are out town or even out of state, so we are well equipment to set up an account remotely. During our initial meeting I will provide my opinion of the rent value of their property and answer any additional questions.
- What education and/or training do you have that relates to your work?
Our property managers, including the owner, has completed the State of Indiana Real Estate Pre-Licensing Course which is 129 - hours of instruction on every aspect of real estate law, agency, property management, taxes, licensing and more. Every property manager has successfully passed a 4 hour comprehensive exam and holds an active real estate broker's license in the State of Indiana. Furthermore, every manager is required to completely annual continuing education and ethics training. The owner also has a master's degree in business administration.
