* Sealcoating
Unsealed asphaltic surfaces are under constant attack from the sun, acid rain, salt, gasoline, oil and other destructive compounds. Left unprotected premature failure and expense in the form of patching and/or replacement are imminent.
Seal coating covers the entire parking lot with a jet black coat of asphalt based tar pitch that seals the minute pores in the surface. As it dries it hardens to form a tough, protective "skin".

*Hot rubberized crack fill

Crack seal is a hot, rubber-based pavement crack and joint sealant. The sealant forms a long-lasting, resilient seal which is flexible and expandable in varying and extreme pavement temperatures. Crack sealing prevents the invasion of surface water between the layers of asphalt and sub-grade rock, thus preventing premature pavement failures, deterioration and potholes. *Patching asphalt overlays
Asphalt resurfacing/overlaying is less costly than a complete removal and replacement, if the sub-grade material is still intact. An overlay of asphalt makes your pavement look brand new. Thicker overlays also add structural support to your existing pavement.

If there is severe cracking, it is recommended to apply a petromat (fabric) to avoid reflective cracking in the new surface. Asphalt resurfacing or overlays do not correct drainage issues caused by deteriorated sub-grade or sub-base.
If you have drainage concerns you may want to look at asphalt patching the area affected and/or doing a complete removal and replacement of your pavement to correct drainage issues.
