- What should the customer know about your pricing (e.g., discounts, fees)?
As a buyers agent, my services are free to the buyer. All commissions are paid by the seller. By Georgia law I am required to go into an Exclusive Buyer Brokerage Agreement with buyers before showing them properties. As a seller's agent, I enter into an Exclusive Seller Listing Agreement with my clients where my broker's commission is usually agreed to at 6 or 7% depending on the listing which is split with the buyer's agent. Another very important step that a buyer needs to take before looking at homes, is to talk a lender and get pre-approved so that you know what price range you are qualified to buy. I have several great lenders that I can refer to potential clients to help them get started and ready to buy. When you find the home you want, a pre-approval letter is from a lender that is sent to the seller with your offer.
- What is your typical process for working with a new customer?
First step is to have an initial conversation with my new clients to find out what their needs are. For a buyer, I make sure that they are pre-qualified with a lender or have proof of funds for a cash purchase. If they are not pre-qualified, I refer them to a lender who can walk them through that process and get them pre-approved so that they are ready to put in an offer on the property they want. For a seller, I meet with them to view their home and give them a fair market value on their home to determine the best price to sell it for in today's market.
- What education and/or training do you have that relates to your work?
I have a degree in business and have completed the Georgia Real Estate Pre-license and Post- License course as well as the required plus additional Continuing Education Courses for each 4 years as a Realtor. I have also completed the Real Estate Broker course and am currently an Associate Broker for my firm The HomeStore.
