- What should the customer know about your pricing (e.g., discounts, fees)?
Management Services Fees/Pricing Tenant Placement Fee ($400-850) * Based on rental rate - DON'T WORRY - will only pay half a month's rent or less in every situation. (most companies charge a FULL MONTH) Monthly Management Fee for 1-6 properties (8% of monthly rent) *Discounts in management fees for landlords/owners with 7 or more properties. (6%) *$100 off of management services with each referral Lease Renewal Fee $75 - again most companies charge A FULL MONTH - and do nothing for it. Court Filings ($50 initial - $15 additional) * There is no cost to file court docs online - most counties now allow this - not so 10 years ago. Miscellaneous Services ($75 or less) - In some instances, it is necessary for the agent to perform duties, outside the normal management agreement, including, but not limited to obtaining recorded deeds, attending tax assessor meetings, ect. This will result in a fee $75.
- What is your typical process for working with a new customer?
An overview of our Full Services is listed below: Evaluate & Recommend * Visit the property to assess its condition * Recommend repairs and improvements Research & Set Rent * Obtain comparatives from online sources; call nearby "For Rent" yard signs if available. * Recommend rent rates for owner approval. Oversee Turn-key Preparations * Provide and if need be locate low cost, reliable maintenance and repairmen with a warranty on service performed. * Provide documentation for materials purchased and needed for a job’s completion. * Ensure contractors are paid after work is completed with a satisfactory inspection. Show Your Property * Field calls from agents and tenant prospects * Show property by appointment including evenings and weekends Accept & Process Applications * Accept applications and supporting documents such as pay stubs, drivers licenses, etc. * Screen applicants including credit check, criminal background check, search sex offender registry, verify employment and income, talk to prior landlords to verify rental history * Call the owner for approval – WE SHARE ALL DOCUMENTATION WITH YOU THAT WE OBTAIN. Sign Lease and Move In * Prepare lease and obtain signatures * Perform and document move in inspection with pictures and/or video as well as the move-in inspection form. * Collect deposit(s) and rent
- What education and/or training do you have that relates to your work?
Before and during the transition into real estate I was a teacher for 8 years. That experience has just added to my ability to work with all people of all backgrounds. It has gifted me with the ability to make difficult things clear to others and develop and share abounding patience. Outside of that I have played every role involved in the management process personally since 2008 - when I assign an assistant or representative I know first hand what they need to do, how it should be done and ensure they perform just as well but preferably even better than I had done when doing their assigned task.
