Very happy with the boiler maintenance job. Jonathan came over to take a look at my gas boiler and cleaned it very well. He also replaced a broken expansion valve. Before he came, my gas boiler's pilot sensor had an issue where it wasn't able to detect the flame upon start up so it tried 2-3 times before a success. After Jonathan's maintenance, it's back to the way it was before and the boiler starts up successfully the first time.

TL;DR, I would highly recommend Ackey for checking out any problems with HVAC systems. I wish they were a bit more responsive with their messages but they are still very professional. I was especially impressed by the fact that the technicians came over to check for problems late at night, around 10pm. In my case, my attic was flooding with water condensation and it was dripping through the ceiling of the floor below. I went up to check out the problem and saw that the PVC pipe was wet so immediately assumed that the pipe connector wasn't securely fastened. I called Ackey and a technician came over to check it out. He also made the same conclusion and flushed out the PVC pipe with high-pressured air to clear up potential clogs. Afterwards water was flowing through it pretty well. That night water continued to drip from the ceiling so the main problem turned out to be something different. I left a message for Ackey that night and called them in the morning after. They said that they'll send a technician as soon as they are available. This is the part that I didn't like; I wanted to know some ETA on when the technician can come but the ETA was basically "sometime today". I kept poking every few hours for the status and I often didn't receive any updates. Every now and then I got a reply that they still don't have an ETA but that it'll definitely be "today". Later in a phone conversation, the person from Ackey clarified that weekends schedules are busy and very few people are working over the weekend so it's not easy to squeeze in a house call at the last minute. I wish they just told me this in the thumbtack message when I was asking for updates. My reasoning for being so persistent about getting the AC fixed was because my 1 year-old baby daughter can't sleep throughout the night in the hot weather with no AC. It was already 9pm and I was pretty sure no one was coming but surprisingly, the technician called and came that night around 10pm. They took another look and realized that the water wasn't due to any leak but it's because the evaporator coils were freezing up below 0 degrees C. The technicians told me that this is caused by the system containing low amount of refrigerant. From what I understand, this happens because the exit side of the evaporator coil has a thermostat and it was measuring the exit temperature of the refrigerant to be too low. Under normal circumstances, this means that the temperature differential between the indoor air and the refrigerant isn't big enough and the refrigerant wasn't able to absorb enough heat (in this case, there wasn't enough refrigerant to absorb the heat). In response to this thermostat reading, the expansion valve on the enter side of the evaporator coil was throttled even more to reduce the refrigerant pressure and lower its temperature. This is supposed to boil the refrigerant and increase the vapor-liquid ratio so that no liquid is sent back to the condenser (which would break it) and it's also supposed to lower the temperature of the coil so it can absorb more heat from the indoor air. This reduction of temperature and pressure caused the pipe to be below 0 degrees C and caused the condensation water to become chunks of ice over the pipe. This then prevent further air flow and caused the pipe to freeze even more since it cannot collect heat from the indoor air. At some point the ice begins to thaw and that's the water we observed under the attic. Anyway, the technicians scheduled an appointment for the next day so that they can come and pump more refrigerant into the system. The next morning the technicians came and added more refrigerant into the system along with some sealant in hopes to auto-seal minor leaks in the pipe. After some tests, everything seemed to be working and, to my surprise, they charged me less than what they originally asked for. The reason for this was that the amount of refrigerant they needed to pump into the system was less than their original estimation and I really appreciate this kind of honesty. It's hard to come by.
