***UPDATE***
The potential buyer paid $500 for this appraisal and then low balled.
Another appraiser from the bank came out a few months after this appraiser and appraised the property almost 25% higher amount than she did!
Really deserving of 2 stars but i'm trying to be nice.

Appraiser is very prompt, she took the task on short notice and was out appraising the next day. What I didn't understand is why she brought her mom(?) to the appraisal.

Used comps over 2 miles away from the subject property
Used a comp in the neighborhood which was in dilapidated condition.
Summary:
Not open to outside opinions. I suggested she call the previous listing agent for the neighborhood comp that she used however either she did not do that or she didn't bother to update me with the new appraisal.
