- What should the customer know about your pricing (e.g., discounts, fees)?
Our fees start at 6% of monthly rent and we don't get paid until we rent the home. We don't mark-up our vendors invoices and have NO HIDDEN FEES. There are no upfront costs to the owner to onboard and no cancellation fees. We don't have a long term contract that locks you in.
- What is your typical process for working with a new customer?
We schedule a phone conversation about you property management needs. We like to learn about the property and answer any questions one might have. Next we schedule to meet, preferably at the property and we present in more detail how we manage properties. Review and explain the property management agreement as well as a sample lease agreement. We do a thorough inspection of the current condition of the property. Take detailed, time stamped photos to make sure the property is returned in same condition after tenants move out. Market the property with high quality photos and description across dozens different sites. Place tenant after screening for criminal background, credit score, and references. We have a very thorough screening process and an extremely low eviction rate as a result. Set up tenant and owner with a 24 access online portal for reviewing all accounting. Monthly collection of rent, accounting, and handling maintenance requests. In property inspections where we scrutinize the condition of the property while occupied by the tenants. Annual accounting of account for tax purposes. Responsive communication and transparency throughout the process.
