- What should the customer know about your pricing (e.g., discounts, fees)?
We have an industry standard management agreement which we will be happy to share with you, upon request. There are two buckets of money. 1. The ongoing Property Management Fee which is 10% of the income and 2. a one-time tenant placement fee equal to 1/2 of one month's rent.
- What is your typical process for working with a new customer?
I like to begin the process with a telephone conversation to better understand the needs of the the client. Because each property and market are different, it is important to travel to the property and survey the surrounding areas. I like to also perform a market survey to see how other similar rental properties are performing in the area. My goal is to manage your property exactly how you want and need. Therefore, my approach is tailored to each account.
- What education and/or training do you have that relates to your work?
I come with over 30 years of commercial real estate experience. I have worked on a lot of different types of properties and come will a full understanding of Property Management, both Residential and Commercial. I'm a Real Estate Broker and I'm fantastic at leasing and marketing real estate. I have also handled hundred of tenant improvement construction jobs over my career and I am skilled at oversight of this type of work.
