I needed a stager last minute and found Karen on here. She came through in a pinch and did an AMAZING job! We got under contract on the first weekend for $20K over asking (more than any condo had sold for in that community in the last 6 months). There's no doubt the staging helped us put our best foot forward! Karen will definitely be our go to gal from now on. Highly recommend!

We had never used a stager before. We were a little leery as we didn't think someone could make that big a difference in the presentation of our home. Wrong!! Karen came in and walked through every inch of the home before making suggestions and assessments. She was very direct and honest with what we needed to do. She helped us remove the cutter so the potential buyer could see the beauty of the house. Some rooms simply needed a rearrangement. Others needed additions of things we had in other rooms. While yet some others needed a couple of simple purchases to bring everything together. All told, we spent VERY little for the small detail items that we didn't have (i.e. accent pillows, rugs, lanterns) these changes COMPLETELY changed the feel and look of our home. Because Karen found things from around our home to stage rooms as opposed to asking us to rent or purchase, she saved us big money! We didn't realize how beautiful our home was until Karen came in and did her magic! Karen has a great eye for design, but is also able to see a house through a buyer's eyes. We received tons of positive feedback on the changes. I would highly recommend Karen Kirn!

What should the customer know about your pricing (e.g., discounts, fees)?
Home Staging - Options I currently work with clients who are selling their home that is furnished or unfurnished. Customized checklist - I will walk you through your home and create a checklist of items that should be accomplished for a successful sale of your home. On the list will be a combination of items to pack, edit, clean, fix or put away. Vacant Home - I will customize and stage main rooms to help a prospective buyer imagine themselves living in your home. Furnished Home - I will pack, move and use what you have in your home to create an environment that any buyer can imagine themselves living in your home.
What is your typical process for working with a new customer?
We speak on the phone so you can get a sense of what I provide and I can get an idea of the scope of the project. Once you hire me, I will come to your home and we can discuss what needs to be done.
What education and/or training do you have that relates to your work?
I have worked for many retail companies over my 20 year career doing store layout and design. I also have been a stager since 2007, starting in my home town of Sonoma CA. I am a RESA CSA stager.
