- What should the customer know about your pricing (e.g., discounts, fees)?
My price for Property Management is very competitive but my clients always get more value working with me vs. other companies. I work hard to get units rented quickly to well-qualified tenants who are responsible and will respect the property and the terms of the lease. I take steps during the lease term to verify that the tenant is conducting themselves as agreed and I upload those results and photos to property owners.
- What is your typical process for working with a new customer?
Once I establish the extent of a client's needs, for example, Tenant Placement vs. Full Management, I arrange to meet at the target property so I can meet the owner, see the condition of the unit, note any upgrades and see the surrounding neighborhood. This gives me added information on how to price the property on the rental market. This also allows the client to meet me and get a sense of how it would be to work with me in renting out their home.
- What education and/or training do you have that relates to your work?
Besides holding Real Estate Licenses in California and Nevada I've also held Contractor's Licenses in both states. Being a native of San Diego also helps greatly because I have a long, long list of useful contacts that help with everything from maintenance to client and tenant referrals in addition to my intimate knowledge of all of the neighborhoods from San Ysidro to San Clemente, La Jolla to the Imperial Valley.
