I had the pleasure of working with Fabiano and his team, Diego and Miguel, to convert the back half of my one car garage into an office space. They really transformed the space and the room looks better than I imagined. The room is about 10 x 7ft and they put in a window, a mini split, insulation, a door into my living room to the new office space, and a pocket door from the new office space into the front half of the garage. There was diming recessed lights and drywall installed along with a tile floor and custom wooden stairs into the office. Here are some positives I found when working with Fabiano and his team. • Fabiano was quick to respond when calling or texting. • Fabiano improved on my original design by putting in a three-way switch. • He was able to do everything I needed including the electrical work and installing the mini split, so I didn’t have to find other people to do other pieces of the project. However, the mini split did need a separate HVAC specialist to vacuum the air out of the tubes after it was installed before the unit could be used. • The project was completed on time. The original time estimate was 10-12 days, and it took 10 consecutive full days of active construction and then 2 partial days afterwards for small things like the HVAC hookup and touch ups. • Fabiano was detailed and thoughtful. Fabiano was the only contractor who I got a quote from who asked to see the other side of the garage wall where he would be putting a door to make sure there wasn’t any issues putting a door there. He was also the only one to look at my electrical panel and the garage and my house roof lines during the initial quote. • Fabiano showed up on time. If he said he’d be there at a certain time, he was there at that time. • They cleaned up at the end of each day. • Fabiano also gave good recommendations on things I needed help with like where to get flooring or what size mini split to go with. • Fabiano was able to build a higher quality office space than others I got quotes from. He was the only one I interviewed who was able to get insulation on all 4 of my walls in the new office space. Everyone else wanted to keep the stucco on the one wall that was attached to the house from the garage and claimed the stucco was insulating enough. He also was able to give me a full-sized door from my living room into the new office space. Other contractors said that I would need a custom short door as it wouldn’t fit in the space given my garage is lower than my house and support beams of the garage. • Fabiano was able to get doors into the office that matched the rest of my doors in the house. He also asked what finish I wanted on the entry door knobs so that would also match the rest of my house. • I didn’t need to get a storage unit or the rest of my stuff in the garage while they worked. I did cover all these things myself in my garage to protect them from the fine dust created during construction. I didn’t put anything down to protect my garage floor and neither did Fabiano or his team and even after scrubbing and scrapping with a razor blade there are unsightly stains on my garage cement floor from the work that was performed. Even though there were many positives in working with Fabiano and his team there were some things I found frustrating. • The new wall they constructed is 2 inches longer than its corresponding parallel wall so that the corners in the new office space aren’t 90 degrees. You cannot tell by looking at the wall, but if you are trying to install things like crown moulding it’s very apparent. The contractor I hired to do the crown moulding said he would have furred out the studs so that the room would have been a rectangle. And when I mentioned to Fabiano about the one wall being 2 inches longer and no 90-degree corners he said that’s what I get for using garage walls for the office space as garage walls usually aren’t straight to start with. I understand the project was already done and there wasn’t any going back to fix it, but Fabiano’s response felt like he didn’t care about his work product or he was blaming me for them making a room that isn’t a rectangle. Also, I was already paying Fabiano and his team to furr the studs out for the drywall anyway, so I felt like it wouldn’t have been much more effort to make the room a rectangle instead of a rhombus. • Speaking of crown moulding. I hired a separate contractor to do the crown moulding even though Fabiano’s team could have done the crown, but Fabiano said crown moulding would look ‘ugly’ in my new office space and I wasn’t interested in paying someone money to make my office look ugly. • Bringing up issues or concerns was a concerning issue. Fabiano’s responses to my concerns about the project left me feeling like I was crazy, or I was being brushed off, or a nuisance, but never left me feeling confident my issues would be addressed. An example of this was toward the end of the project and I noticed that indoor electrical fittings were used instead of outdoor electrical fittings on the outdoor electrical work. Instead of a response of ownership and a willingness to correct it, I was met with many excuses like “it’s fine, water won’t get in there and if it does the wires are covered in insulation”, “I didn’t buy those indoor fittings, that was Deigo (who is one of his helpers on Fabiano’s team)”. I had to keep saying I wasn’t comfortable with the indoor fittings and I would like it fixed, Fabiano agreed to fix it, but “it wouldn’t be any time soon”. He did come within a week to fix it and when he did fix it, his attitude about it was pleasant. • Fabiano’s presence was mostly missing from the project. Fabiano said things that led me to believe that he’d be here to do some of the work along with his team. He was here the first and last day and the touch up days. He would also pop in for a few minutes every day to drop off supplies his team needed that day. • They don’t believe in using tape to get straight lines when they paint. I spent hours after they painted, using tape to get the straight lines I wanted in the first place. Also, they will only ever do one coat of paint even if they say they’ll do two. They did spray paint my pocket door which was helpful. In hindsight I wish I only paid them to spray the pocket door and I would have done the rest. • Some things were not communicated to me after we agreed on things. Like the electrical outlets. I still ended up with 4 electrical outlets, they aren’t where we agreed to put them or where I said I wanted them. • The pocket door is more to the right than where I said I wanted it. I wanted it closer to the stairs on the left side instead of more on the right side of the wall since it’s dead space from the stairs to the pocket door. The room is small and I was hoping to maximize the space. I felt like my opinion on where the door should go didn’t matter even though I’m the one who must use it every day. I also love the pocket door and there’s no way a regular swinging door would fit in my space. However, Fabiano isn’t a fan of pocket doors as he said he hasn’t installed many of them so he tried his best to talk me out of it which I didn’t feel like was in my best interest but in his best interest as he wasn’t super familiar with their install. • The tile was installed the one way on the box it said NOT to install the tile. No one asked me how I wanted the tile to be installed. I assumed they knew how to install tile correctly. They installed the tile with a 50/50 offset and that was the one way on the box with a giant red x on how not to install it. And when I brought up my concern, I was told there wasn’t enough tile to lay the tile any other way. I don’t know how true that was and I felt like I was being lied too to cover up their laziness as I could have easily bought more tile and I bought the 100 sq ft I was told by Fabiano to buy for the 70 sq ft room. There was also over one whole box left over of tile so I felt like they could have installed the tile differently or at least had a conversation with me about how it was going to get laid down. • The window is smaller/not exactly where I wanted it. I wanted a big window I could look out at my beautiful green garden while I sat and worked in my office. Fabiano didn’t want to put a window too low as it would look ‘weird’ from the outside since my garage is already partly underground so the window outside would be down to your knees. However, I don’t care how weird it was going to look from the outside as I don’t stare at the outside garage wall every day, but I will be staring out the window from inside while I work. And now my view is of the roof of my house and the water heater exhaust pipe along with some blue sky, but not one green thing is visible. Not quite the view I was hoping for. I might have to pay someone else thousands of dollars down the line to put in the window I originally dreamed of. • The stairs are 2 different types of wood. The side of the stairs is a beautiful redwood but the top of the stairs is a cheaper wood that has lots of knots and it’s not very smooth. Fabiano didn’t ask me if I was willing to pay more for having the nicer redwood stair steps but I would have gladly paid to have the steps match the wood on the side and the steps would have been smooth. I will include pictures of the steps but you can see the knots and it’s kind of sharp and the knots will snag on socks. They only lightly hand sanded the steps before staining and installing the wood. I felt like there should have been some heavier sanding done to help make them smoother. I also had to apply a second coat of stain on the steps as they only did one and it just looked ok with the one stain.

Fabiano arrived at our scheduled time. He looked at my various projects - installing shelves in a storage closet, installing new door knob, fixing bedroom doors that showed gaps when closed, and installing new shower head. The shelves are extremely sturdy. The bedroom doors now close properly without gaps. The shower head is great. He cleaned up everything and took the construction trash away. I couldn’t be more pleased with this service. Thank you so much! You are now my go-to handyman!!😁
