Jay (Joao) Sanchez (JS Painting 714-598-6026) is extremely good at communicating, answering questions and explaining. Free estimate. He called me 1-2 times a day (like when he's coming that day and the next day). I like his small 3-person operation. I 1st hired him to prep, glaze, caulk, prime and paint exterior wood casement windows. Brothers Memo and Luis came 1st and did an excellent job at prep work, scraping, sandpapering, priming and painting the frame. Once the brothers are done, Jay comes and paints the muntins. Jay is meticulous in painting. I watched their work and was so impressed, I had them pressure hose off old paint, re-stucco, prime and paint the home's front elevation. They took out old cracks with elastomeric caulk, then stucco mesh. They always apply 1 coat of primer and 2 coats of paint over stucco and wood. They don't use primer/paint combos. They use 100% acrylic paint from Dunn-Edwards which they feel has better adhesion than latex paint. Jay did some extra work for free like cutting up plywood for bulky item pickup and painting an exterior wall that was not part of the original deal. They are neat, though pressure washing sprays small paint particles everywhere even with drop cloths. They had me move the car first. They deserve their 4.9/5 star consumer review average. Jay is great. It was my husband who found him on here, and we couldn't be happier. We needed our front doors (there's a lot of them) sanded, repaired, primed, and repainted. Jay gave us a fair bid and started work right away. We immediately noticed his high regard for quality work and his positive approach to any issues that turned up. Our doors were really beat up by water and sun damage, and Jay just got to it. In fact, his repairs are flawless. He's also a nice guy, easy to talk to, and if you text, he responds right away.

Jay is solid with communicating and getting work done with detail. We had a surface mold issue in the bathroom sink counter joints and shower stall and and it’s fully cleaned out and resealed— like new. In the bathroom, he also peeled off a small low quality paint job, sanded, and matched it all up with existing paint and orange peel texture.
