- What should the customer know about your pricing (e.g., discounts, fees)?
All fees posted are base fees only for non-complex work located in my immediate market area. All properties will need to be researched so that a property quote can be established for the size of the property, travel distance, complexity, and time it will take to complete and deliver the report. Ask about discounted fees if your property does not need to be professionally measured for your appraisal. Not all homes may need an indepth appraisal analysis depending on your needs and purpose of report. Let's discuss options with different appraisal products that might be available.
- What education and/or training do you have that relates to your work?
I received my Bachelors of Arts from Arizona State University where for 3 years I majored in design with a focus on Graphic Design, Industrial Design, and Interior Design. Interior design was where I found my love for architecture and interior design. I received my Arizona real estate appraisal license in 2005, and my Certification in 2015. I have appraised exclusively in Maricopa and Pinal counties for the past 20 years. With over 30 years as a resident of Maricopa County, you can count on me to be familiar with most parts of this beautiful state.
- What types of customers have you worked with?
I am a Certified Real Estate Appraiser and provide valuation services for single family residential properties, condominium and townhomes, vacant land, and 2-4 unit multi-family properties. I do not provide commercial real estate appraisals or business evalutaions. The majority of my work is for mortgage lending for local and national banks. But I also provide private property valuations for estate settlement, divorce, retrospective date of death, PMI removal, pre-listing services, private sales, determination of current market value, bankruptcy, bank loans with bank approval, new construction, proposed construction and remodels, and vacant land to name a few. I provide measuring services for homes to help establish true livable area sqft when there have been recent or questionable additions, or have known discrepancies with the tax record. This can be essential when going to sale your home to make sure you get it priced correctly. Sometimes people aren't sure if they should sell "AS IS", do a major remodel, or just need a little updating. I provide consultation services to help you navigate the everchanging market and take a look at what is selling and what is bringing the most bang for your budget. I can provide appraisals that look at the AS IS value and the Proposed Changes" to help you better see how much value those updates will add. In real estate Cost does not always equal value. A detailed appraisal can save you thousands if the market cant return on your proposed changes.
