- What should the customer know about your pricing (e.g., discounts, fees)?
As you may know, I'm compensated for my work with buyers from the listing side of the equation! When it comes to selling homes (listing), I ask 3%. I find that many discount agents don't even offer anything close to what I do for my sellers, resulting in a home that doesn't sell and lots of frustration for the seller. Commission rates are irrelevant when I am netting my sellers more money than working with a discount agent. For my professional service fees, as the listing agent, I: - Create a customized comparative market analysis and review it in detail - Coach & consult with my sellers to arrive at a price that will sell in the time frame desired - Staging consultation and recommendations. I will work with existing furniture and accessories. If seller elects to make additional cosmetic changes (painting, upgrades, storage of furniture), it will be at his/her own cost. - Provide professional photography, around 25 photos (more depending on the size and features of the home) - Provide videos (optional) - please see video links in "media" - Provide an electronic lockbox for maximum security and facilitating ease of showing - Provide lawn signage, complete with text for information riders (recorded message available 24/7), and flyer box for neighbors - High end flyers for potential buyers to take with them - Mailers to all neighbors informing them that a home in the neighborhood has been listed for sale - Syndication of complete listing to 300+ real estate websites (MLS, Zillow, Trulia, Realtor, and more) - Proactive social media marketing - Facebook (personal page, business page, and 25+ groups), LinkedIn, YouTube, Instagram - Weekly updates on Wednesdays to my sellers (# of inquiries, # of showings, follow up) - Proactive solicitation of feedback from other agents - Open houses on request and broker open houses/open home tour for greater exposure. Open houses include personalized invitations to 100 neighbors. - Complete guidance start to finish with all paperwork/contracts. Aide with counter-offers and multiple offer situations. - Complete access to my professional referral network, including mortgage, title, inspection, moving services, etc. - THE MOST MONEY, IN THE LEAST AMOUNT OF TIME, WITH THE LEAST HASSLE. Working with buyers, I provide: - A consultation for helping you to find your area or neighborhood of preference if undecided - Access to multiple financing resources, including my own professional mortgage referral partners, credit repair agencies & hard money lenders (by client request). - A custom tailored housing search meeting all of my clients' criteria - Coordinate showing schedules to maximize my clients' time - Provide comparables data to guide my clients in making a competitive offer, negotiating and counter-offers - Provide access to all of my professional referral partners and contractors for help prior to and after the move-in - Guidance during the inspection and escrow periods
- What is your typical process for working with a new customer?
Most customers--especially those who are selling a home--have unique needs and expectations. The first step in working together is defining what those goals are; the next step is to set expectations. No realtor can promise miracles and if they are doing do it may include some work or flexibility on the clients end, but I define goals and understand and refine expectations. The remainder of the process is having the client leave it all to me (that's what I'm getting paid for!) to go after your goals and do all the activities that bring you closer to your desired result.
- What education and/or training do you have that relates to your work?
I am a licensed realtor in Arizona and New Jersey. To me, continuing education is very important and I have received designations from the National Association of Realtors for GREEN (held by less than 2% of realtors nationally, this designation gives me an edge of resources and knowledge for buyers and sellers who want to purchase or sell homes with energy efficient or sustainable elements), and SRS - Seller's Representative Specialist. I'm accruing credits towards my GRI (graduate realtor institute), and I'm actively pursuing my luxury homes and international markets certifications. I'm also certified by the Arizona Department of Real Estate to TEACH real estate classes, whether to other agents or non-agents. Prior to working in real estate, I graduated with my MBA in marketing and hospitality administration from Cornell University, and lived & worked in several countries in the hospitality world. This background gives me an edge for working with international clients & staging luxury homes with a luxury hotel aesthetic.
