- What should the customer know about your pricing (e.g., discounts, fees)?
We charge between 8 and 10 percent of rent for residential homes, flat rate. There is no annual fee, and a $500.00 lease fee. Some property managers charge up to 1000.00 or more just to find a tenant, we charge less than half to find them. Let us take care of the late night phone calls, rental licenses, banking, and talking to tenants so you don't have to!
- What is your typical process for working with a new customer?
We like to meet the customer, take a walk through their property if possible and get an idea how much the property is worth in rent. We use a software that compares properties in the area to help make a determination. After that, we provide a management contract with the owners and then set up leases, or edit leases that a landlord may already have. Finally, we advertise the property in 4 different ways to help maximize views and applications to live there. This helps us get plenty of possible tenants, and allows us to narrow them down and pick the perfect one
- What education and/or training do you have that relates to your work?
My background is in Business. I have a degree in Business Administration, and have worked for the Army as a management assistant for almost 8 Years. I am also a landlord myself, and own 5 properties. I understand the importance of finding the right tenants and keeping them, and getting repairs done quickly and efficiently.
