- What should the customer know about your pricing (e.g., discounts, fees)?
To get started , ENRdesign will personally meet with you to discuss the existing conditions and context of your property, your desired goals & usage, the design process, schedule & budget expectations and other options, as well as review sample portfolio projects. Project phases typically include: PRELIMINARY DESIGN (25% of architectural fee): field measurements & photos, establishment of code parameters, drawing of existing conditions, green options, design scheme sketches and thumbnail cost estimates, supplemental concept media, such as models & renderings, finalized CAD concept plan, and itemized cost estimate draft. This phase establishes the options and feasibility of the project. With this information, the Owner can begin dialogues with prospective contractors. CONSTRUCTION DOCUMENTATION (60% of architectural fee): working drawings (plans, elevations, details, fixture/equipment/finish schedules), structural & mechanical plans, selection of materials, colors, fixtures & equipment, specifications, construction and finish details, updated cost estimate, assistance with permit submittals and contractor bidding. This phase develops the working tools to construct the project. CONSTRUCTION MONITORING (15% of architectural fee): assistance with tracking design intent and quality control during construction, frequent, periodic site observation visits, facilitation of communication between Owner and Contractor, supplemental clarification details, review subcontractor submittals and progress payment requests, substantial completion observation & punch lists. This phase provides the quality control for successful execution. Often the architectural agreement is a two-part arrangement. Initially the Preliminary Design phase is the initiating contract and can be flexible, such as an hourly rate with a not-to-exceed limit. Once the scope of the project and budget are established, a fixed fee is agreed upon for Construction Documentation with Construction Monitoring as an additional add-on. This is the essence of the ENRdesign project process. The entire project schedule can vary widely, depending on the scope of work. For example, for a simple bath remodel, the entire architectural and construction schedule may range between 2-4 months, however, a new home may take 12-24 months.

- How did you get started doing this type of work?
I love art, engineering and working independently. The architectural practice is a perfect fit. Previously worked in the biomedical manufacturing industry and have also built and remodeled three homes, doing 90% of the trades myself.
